Common questions
Should we do the works or negotiate a settlement?
It depends on the schedule and the landlord's intentions for the building. If the space is being stripped and refitted anyway, a cash settlement often beats carrying out works that will be demolished. We will give you an honest view at survey rather than simply pricing everything.
Can you price against a schedule we have already been served?
Yes. Send us the schedule and we will price it line by line, flag anything we think is overstated, and give you a fixed cost for the works that genuinely need doing.
How quickly can dilapidations works be completed?
Most single floor dilapidations run three to six weeks depending on the extent of reinstatement. We programme around your lease end date and work back from it.
Do you work in occupied and trading buildings?
Most of our work is in live buildings. Offices, retail units, warehouses, hotels and schools rarely close, so we phase works overnight, at weekends or floor by floor, with dust screening and safe segregation throughout.
Is a site survey and quotation free?
Yes. Surveys and quotations are free and carry no obligation. We normally survey within a few working days and return a fixed price against a written scope on the same day.
What insurance, accreditations and paperwork do you provide?
Site specific RAMS, permits, insurance certificates and accreditation details are issued before mobilisation, with waste transfer notes, photographs and a handover pack on completion.
Do you cover the whole of the UK?
Yes, and Ireland. Regional teams cover single sites and national portfolios, including multi site programmes delivered simultaneously across several regions.
